Trickle Vents Explained: Do You Need Them in 2026?

Since a 2022 change to the building regulations, most replacement windows have to be fitted with trickle vents. Here is when the rule applies to your job, and why.

Trickle vents are the small, controllable slot vents fitted into the head of a window frame that let a little fresh air into a room even when the window itself is shut. They used to be an afterthought, but since a 2022 change to the building regulations, the majority of replacement windows and doors have to be fitted with them. That is why a quote today includes vents as standard when one from a few years ago might not have mentioned them at all. This guide explains exactly what the rule says, when it applies to your job, and why a trickle vent is not the draughty compromise people fear.

What a trickle vent actually does

A trickle vent is a slim, adjustable ventilator built into the top of the frame or the window head. It provides what the regulations call background ventilation: a small, constant exchange of stale inside air for fresh outside air, controllable by a flap or slider you can open and close. It is deliberately modest. The point is not to blast the room with cold air, it is to stop the room from becoming a sealed box.

This matters far more now than it did twenty years ago. Modern A-rated double glazing seals a home much more tightly than the draughty single glazing it usually replaces. That is excellent for your heating bills, but without a deliberate route for moisture-laden air to escape, humidity builds up, and you get streaming windows and, eventually, mould. Trickle vents are the code's answer to that trade-off, which is why they sit at the heart of most condensation problems in newly glazed homes.

The rule: the 15 June 2022 Part F update

Ventilation is covered by Approved Document F (means of ventilation), which is a separate chapter from the energy rules in Approved Document Part L. Since the 15 June 2022 update to Approved Document F, the majority of replacement windows and doors in England must be fitted with trickle vents. In practice that means almost every ordinary replacement job in a habitable room now includes them, and a reputable installer will price them in without being asked.

The change caught a lot of homeowners by surprise, because for years you could swap old windows for sealed new ones and nobody mentioned ventilation. The regulations were tightened precisely because those tightly sealed replacements were reducing the amount of fresh air getting into homes, with condensation and poor indoor air quality the result.

Every week someone asks me to leave the vents out because a neighbour told them they make the house cold. I understand the worry, but I fit them because the regulations require it and because I have seen what happens without them: black mould in the corners of a brand new window within a winter. The vent is there to protect your home, not to chill it.

The "no worse than before" principle

The governing test is simple to state: the ventilation provision after the work must be at least as good as it was before the work. You cannot make a room worse ventilated by replacing its windows. In practical terms this has two consequences. First, if your old windows already had trickle vents, the new ones must have them too, they must be no smaller than the originals, and they must be controllable so you can open and close them. Second, because a new sealed unit removes the accidental draughts that an old, ill-fitting window used to provide, the replacement usually has to add deliberate background ventilation to make up the difference.

This is why the answer to "do I need trickle vents?" is almost always yes for a standard replacement. The exceptions are narrow: rooms that already have another adequate source of background ventilation, and the special cases below.

How much ventilation is required

The amount of background ventilation is measured as an equivalent area, expressed in square millimetres, which describes how much air a vent lets through. Table 2 of Approved Document F sets out the figures room by room. The two you will meet most often are shown below.

You do not need to work these numbers out yourself. A competent installer selects vents of the right equivalent area for each room as part of the job. The figures are useful to know so you can sanity-check a quote: if a habitable room is getting a token vent far below the guidance, that is worth questioning.

When trickle vents may not be required

There is a genuine exemption, but it is narrower than people hope. Approved Document F recognises that in listed buildings and homes in conservation areas, full compliance may not be reasonably practicable, for example where a visible plastic vent in the head of a heritage window would harm the very character the designation protects. Where that is the case, the vent requirement can be relaxed.

This is a judgement call made job by job, not a blanket pass. Even where visible trickle vents are not acceptable, a good installer will look at alternative ways to keep the room ventilated rather than simply sealing it up.

The myth that trickle vents make a room cold

The most persistent objection is that trickle vents make a home cold and draughty. They do not, and it is worth understanding why. A trickle vent is a small, closable background ventilator, not an open window. The equivalent area we discussed above is a few thousand square millimetres, a tiny fraction of the opening you create the moment you crack a window, and far less than the heat you were losing through the single glazing or leaky old frames the vents replaced. You can also shut the vent in genuinely cold weather if you want to, then reopen it, because being controllable is part of the requirement.

The real risk runs the other way. Seal a home with no background ventilation and the moisture your household produces every day, from cooking, washing and simply breathing, has nowhere to go. It condenses on the coldest surface it can find, which is usually the glass, and over a winter that leads to mould. The trickle vent is a controllable, code-required condensation and air-quality measure. Treated as a fault to be removed, it becomes exactly that.

Think of a trickle vent like the extractor fan in your bathroom. Nobody argues that a bathroom fan makes the house cold, because everyone accepts the room needs to breathe. A trickle vent does the same quiet job for the rest of your rooms. Leave it open, and you will rarely wipe a windowsill again.

Who is responsible and how it is certified

Legal responsibility for compliance sits with the installer, not with you. A FENSA or CERTASS registered installer self-certifies the work against Approved Document F and issues you a Building Regulation Compliance Certificate, which is the same document as your FENSA certificate. That certificate confirms the ventilation, along with the energy and safety requirements, was met, and it is the paperwork a buyer's solicitor will ask for when you sell. If an installer offers to skip the vents to trim the price, they are offering to leave you with unauthorised work.

So the practical takeaway is straightforward. Expect trickle vents on nearly every replacement window, expect your installer to size them correctly and certify the job, and do not treat them as an optional extra to be haggled away.
